Buying a home can be one of your biggest investments you ever make.  It can be a daunting experience.  Some sales go through quickly and efficiently, whilst others take their time due to a whole number of reasons.  Hawkins & Smith recognise this, and will work with you at every stage of the way.  With our collective years of experience to call upon, we can offer you professional advice when buying through us.  There are several steps to go through once your offer has been accepted. For example:

Choosing a Solicitor
We can help you find a solicitor as we have a list of local reputable companies.  We are happy to recommend them as we have found them efficient to work with.  It is very important that we have good communication with your Solicitor.  Our experience has shown us the importance of this in progressing a sale. 

Survey
As with Solicitors, we can help you find a local Surveyor with good local knowledge.  We have a list of Surveyors that we have recommended in the past.  There are two main reasons why we would recommend a Surveyor.  Firstly, their ability to produce a quality survey and secondly, when you receive the survey report its important the surveyor will be happy to talk you through any points that concern you.  Our recommended Surveyors will be happy to help you make sense of any issues that they have highlighted.

There are three different surveys that you will be offered by a Surveyor.  It is important to choose the survey that suits the property you are considering buying.

Building survey (sometimes known as a full structural survey).  A very detailed report, usually more appropriate for older houses or where there is concern over the structure.

Homebuyer survey.  A detailed report highlighting any issues.  This is a cost-effective way of having peace of mind before buying.  This type of survey is without doubt the most popular, and would fit most buyers’ requirements.

Mortgage valuation: Limited report purely to give a bank or building society a valuation and the reassurance the property is suitable for a mortgage.  A mortgage valuation is undertaken by a Surveyor acting for the mortgage lender.
